Week 1Get your foundation right
  • Set up your MLS access and learn how to pull comps
  • Set up a simple CRM - even a spreadsheet counts to start
You need a place to track every contact from day one
  • Write out your sphere of influence list - aim for 100+ names
Family, friends, former coworkers, neighbors, anyone who knows you
  • Reach out to 10 people in your sphere - let them know you're in real estate now
Phone call > text > email. Don't overthink the script.
  • Block time on your calendar for lead gen - treat it like a shift
    Minimum 1 hour daily. Non-negotiable.
Week 2Build your daily habits
  • Learn and practice a basic buyer consultation script
  • Continue sphere outreach - 10 more contacts this week
  • Attend every training session available to you this week
Show up even if you think you won't need it. You will.
  • Follow up with anyone from week 1 who expressed interest
Don't wait for them to call you.
  • Preview at least 5 active listings in your market - know your inventory
Week 3Sharpen your skills
  • Role-play objection handling: "I'm already with someone," "Call me when I'm ready"
  • Set up a follow-up system - when does each contact hear from you next?
Most agents follow up once. Top agents follow up until they get an answer.
  • Identify which lead gen activities are working and double down on those
  • Ask a top producer at your brokerage if you can shadow them for a day
  • Review your CRM - is everyone logged with a next step?
Week 4Build momentum into month 2
  • Assess honestly: are you making your lead gen calls every day?
If not, fix the schedule, not the goal.
  • Have you had at least one real buyer or seller conversation?
If yes, schedule next step. If no, figure out why.
  • Write down what worked and what didn't this month - be specific
  • Set 3 concrete goals for month 2 - activities, not outcomes
E.g. "Make 50 calls" not "Close a deal"
  • Get connected with a mentor or accountability partner - don't do this alone

What most new agents get wrong

✕ Spending money on signs and marketing before you have a single client
✕ Waiting for the brokerage to hand them business instead of going to get it
✕ Not picking up the phone - texts don't build relationships
✕ Following up once and assuming the lead is dead
✕ Treating lead gen time as optional - it's your only job right now
