Anthony Lamacchia: Wondering what to say to your clients. How do you explain this? How do you answer a buyer’s question when they look right at you and say, “Was the market going to crash? If I pay 400 today, will the house be worth 200 tomorrow?”. Anthony Lamacchia here with Crush It In Real Estate and I want to talk to you guys for a quick couple minutes before the end of the night.

I just saw the president and his whole team, Dr.  and everybody talking about how they’re going to extend the deadline until April 30th. I will tell you guys, this is a no BS zone here on Crush It In Real Estate. That’s a game changer. That changes things.

It changes what I think will happen to the market. I wanted to come on here and I wanted to give you guys a heads up that tomorrow at three o’clock, I will be on the Lamacchia Realty side talking to buyers and sellers. My talking points will be geared towards buyers, sellers and even a little bit landlords and tenants.

Now, you all know that I just about never mentioned my own company on this page, and I never do any promotion of it, and I don’t mean to come off like I’m doing that here, but the reason I came on to tell you all that I’m doing this is I’ve had many, many, many realtor friends text me, messaged me, email and call me and say, “What do you say to people when they ask you if the market’s going to crash?. I don’t exactly know how to answer it”.

I’ve told you guys many, many times, do I think it’s going to end up like ’08, years and years of homes going upside down and all that? No, I don’t, but do I think that we’re going to face some challenges for at least the next six months and do I now think they’re going to be even worse because the president just extended that, and I’m willing to bet Governor Baker here in Massachusetts will extend the April 7th date as well. That’s what I anticipate. Yes, I do.

I do think it’s going to be a bumper you’re right and I think we realtors have to be in front of it. We have to be prepared for it. I don’t mean this by any way of promotion, but if you want to hear how I would explain things to buyers and sellers, and if you want to hear details on the market, what’s happened in the last week, homes listed, homes pending, homes sold, percentage of homes gone under agreement and what I see this week, what I see next week, what I’m going to recommend to sellers, if you want to see all that, tune in to the Lamacchia Realty Facebook page tomorrow at three o’clock. I will be live. I will be answering all these questions.

If you do miss that, no big deal but remember every Wednesday at 11:00 AM, I will be going live right on here with realtor updates and then going right into a Q & A just like I did the last two Wednesdays at least. I’m going to be doing that every Wednesday at 11:00 AM for at least the next couple of weeks. I’m going to be with you guys right through this and provide you with updates.

There was also some things that happened this weekend that got a little bit confusing, one of the government agencies, I can’t remember which one, let me see if I can take a quick peek here. CISA guidelines, they listed real estate as essential. This is the US Department of Homeland Security. They listed real estate business as essential. For example, the California Government, California Association of Realtors came out and they said that they’re going to follow suit.

The reason they’re doing that, and I remember I talked to you guys about this a week ago, not a week ago, four or five days ago, is I said, “Guys, we have a massive impact on commerce, massive impact on commerce”. They’re very concerned about commerce coming to a screeching halt. I’m going to talk about that on Wednesday at 11:00 AM. Don’t forget that that’s going on. For those who just tuned in, I don’t normally ever promote my own company but I’ve got literally dozens of realtors in my company and many even more outside, even tons of national friends saying, “How do I explain this to buyers and sellers? What recommendations do I make?”. That’s why I’m going outside my normal comfort zone of never mentioning my own company.

I’m telling you guys that tomorrow at three I will be going live. I’m going to review all the data on the market and then I will be with you at three o’clock tomorrow. I’ll be with buyers, sellers, all our clients, we have lots of clients that tune into that, and for any realtors that want to tune in, you are welcome.
