How would you like it if people actually replied to your texts and replied to your emails? Well, I have news for you. The emails that we send out, we’re getting a 40 plus percent open rate. Okay. That’s on our marketing emails. Emails that I send out here, people open my emails. You want to know why? I don’t give a damn about the pleasantries, okay? We’re right to the point. This is sales, folks. When you’re trying to get in touch with people, saying, “Good morning, Susie. This is Anthony from Lamacchia Realty. I just wanted to check back with you because blah, blah, blah.” Delete, delete, delete. No one gives a shit about that stuff, okay?
Let’s be honest. Do you actually care how they’re doing today? No, you don’t. Do you actually care that the email finds them well? No, you don’t. Are you guys following me? I know I sound kind of crass, but I’m being straight with you about how it works and I’m telling you how we do it here and why we have so much success getting in touch with people. Christine, come here. Let’s show them. Here’s some of my favorites. Right in subject, “Where did you go?” I didn’t do caps. I didn’t do it politely. Another thing you can say at the very top of an email, “I’m surprised I haven’t heard back from you. What happened?” You could put that on the subject. “I have a property coming on that I think you’ll be interested in. Are you still looking in that area?” Guys, straight to the point.
I did a training in Worcester on Friday out at O’Connor’s, told them about getting rid of pleasantries, getting straight to the point on email, being, I didn’t say rude, but being right on the line of rude. I said, “Watch how much people will respond.” Yesterday, I got a text message from one of the attendees. She goes, “I can’t believe how good this stuff works. I just started hitting people with, “Hey, are you still interested in that property? I have something like it coming in the market around the corner?”” No good mornings, no Susans, no name salutations, none of that crap.
Guys, get to the point with your text. Get to the point with your emails and watch your response rate go up dramatically. That’s all, folks. Have a great day.
