We’re live. Listen folks, now is the time. Now is the time. Now is the time. What do I mean by that? Folks, the next six weeks is the best time of year for a buyer to buy a home. Literally, no better time of the year. Inventory peaks every year, right around the last week in September, the first week in October and we are almost there. There are a lot of homes getting listed. I’ve talked about this in the weeks past.
There are still a lot of sellers over-pricing. There are sellers that listed in the summer that aren’t able to sell that are doing price adjustments. If you can get your buyer in there and strike, right before that adjustment, they’re going to be really happy. Right now the imbalance is the other way. Are we in a buyers’ market? I might be willing to say we’re in a little bit of a buyer’s market here or touching on a buyer’s market, but by no means are we still in a strong seller’s market?
Guys, this is not going to last forever. We’re talking about maybe two months of this. It happens every year that it loosens up and there’s more inventory. This year there’s more of that. I wrote an op-ed the other day a long one. If you’re in Massachusetts, you should read it four times. If you’re a broker in Mass, we’re going to put it in the comments below. I want to tell you guys, use the data. You can’t just tell a buyer, “Hey, now it’s a great time to buy.” They don’t believe it. It goes in one ear and out the other. You have to explain, why it’s a great time to buy? Buyers in the winter, inventories at its lowest. When you get on to spring, inventory comes up. You get to summer, it’s up higher. You get to early October it’s at its peak. There are less buyers buying. Now is the time. Show them the blog I wrote if you want to. Make your own, using our Market Snapshot.
I don’t know what to say. How you want to get that message across but it has to be more than verbal. You should be dialing every single buyer you have, you should be emailing every buyer you have and educating them and getting them motivated, because before you know it, we’re going to be December 31st, tons of homes come off the market. Actually, they start coming off in November. Tons of them fall off in December and then buyers are going to be screaming and crying about inventory again, bidding wars all over the place.
Do I think it’ll be as vicious with the bidding wars and as crazy as it was this past spring? I don’t. I think it’ll be a little easier but guys even a little easier, maybe it’s like 2017 spring was or 2016 was. If you remember, there was still a lot of pissed-off frustrated buyers at that time. Please keep it all this in mind, explain it to your buyers and make it clear folks, now is the time for them to buy. You need to get as many deals locked in as you possibly can right now to have a good strong finish to the year. That’s all my friends. Have a great day.
