Anthony: Do you wait or do you list? What do you do? Next week’s a holiday weekend, July the 4th. Are you better off listing before or waiting until after? Here’s my advice, list the home. This year is different. The typical normal rules do not apply. There are droves of buyers out there. Droves of frustrated buyers. Droves of agents who are frustrated because they can’t get their buyers homes.

If you’re a seller and you’re an agent, and you have a seller who wants to list. If you’re telling them to wait until after the 4th, you are making a critical mistake because many people will wait and you have to go against the grain. This is a supply and demand business. If you wait until after the 4th, like a lot of people will do, you’ll be in the mix of everybody else. If you list in advance. You list, say, next Wednesday, or I don’t know if I do it Friday or Saturday, the 3rd or 4th but I would do it in advance. Do not wait.

The typical normal rules do not apply. Do not wait on listing. List next week. You’re making a mistake if you don’t and you are going to cost your client’s money if you tell them to wait.
