If you are a Realtor trying to grow your business in 2026, there is one recent Federal Reserve update you need to understand.
Most people heard the big headline. The Federal Reserve lowered interest rates by a quarter point. While that matters, it is not the biggest story for real estate agents or mortgage rates.
The real news was hidden in a deeper comment that many reporters completely missed.
And this could have a major impact on the housing market.
The Federal Reserve Made a Big Move
During the latest Federal Open Market Committee meeting, Federal Reserve Chairman Jerome Powell announced something very important.
The Fed said it will stop reducing its holdings of mortgage backed securities starting December 1.
That may sound technical, but here is why it matters for Realtors, home buyers, and mortgage professionals.
The Federal Reserve has been selling mortgage backed securities into the market for the past few years. This added more mortgage bonds into circulation, which helped push mortgage rates higher.
Now they are planning to stop.
That means less pressure on mortgage rates moving forward.
What Are Mortgage Backed Securities?
Mortgage backed securities are bundles of home loans that are sold to investors.
When there are too many mortgage bonds on the market, interest rates usually rise because investors demand better returns.
When the Federal Reserve buys or holds these securities, mortgage rates often move lower.
This strategy became very important during two major economic events:
In both cases, the Federal Reserve stepped in to help stabilize the housing market by buying mortgage backed securities.
And it worked.
Mortgage rates dropped and housing activity improved.
Why Mortgage Rates Went Up So Fast
In spring 2022, the Federal Reserve changed direction.
Instead of continuing to support the mortgage market, they stopped buying mortgage backed securities and started selling them.
This flooded the market with more mortgage bonds.
As a result, mortgage rates climbed quickly.
Between March and June 2022, rates jumped dramatically. Buyers lost purchasing power, affordability dropped, and many real estate markets slowed down.
For Realtors, this created one of the hardest environments in years.
Higher rates meant:
Many agents struggled to keep momentum.
Why This Is Good News for Real Estate Agents
Now the Federal Reserve is signaling a major shift.
By stopping the selloff of mortgage backed securities, they are removing one of the biggest factors that pushed mortgage rates higher.
That does not mean rates will crash overnight.
But it does suggest a downward trend could continue into 2026.
Current average mortgage rates are already lower than they were a year ago. Well qualified buyers are even seeing rates in the high 5% range in some cases.
If rates continue to improve, Realtors could see:
This could create a much healthier real estate market.

The Bottom Line
The Federal Reserve’s latest announcement may become one of the biggest mortgage rate stories of the year.
While most people focused on the quarter point rate cut, the more important news was the Fed’s decision to stop selling mortgage backed securities.
That could help mortgage rates continue trending lower into 2026.
For Realtors, this matters because lower rates often bring more buyers back into the market.
More activity means more opportunity.
Agents who stay informed, create educational content, and use AI tools to market smarter will be in the best position to grow their real estate business in the months ahead.
Anthony Lamacchia:
The Federal Reserve Chairman said something yesterday that is so critical for mortgage rates. It’s such incredible good news, but no one’s talking about it because it was a very deep comment. It was almost like it was in another language that most people, certainly reporters, are not picking up on. But I picked up on it.
So let’s play. I want to play for you first, the part that everyone’s talking about, and then we’ll go to the part that’s going to directly positively affect mortgage rates. I’m so excited. First part, first go. Today, the Federal Open Market Committee decided to lower our policy interest rate by a quarter percentage point.
Okay, good news. But we all knew that was coming and we know that when the Federal Reserve lowers the overnight rate, it doesn’t necessarily directly and immediately affect mortgage rates. But the next thing that he said is such good news for mortgage rates. Let me let you listen and then I’ll put it in plain English.
Go. We also decided to conclude the reduction of our aggregate securities holdings as of December [00:01:00] one. This is massive news. We also decided to reduce our aggregate securities holdings as of December one. I heard rumors this was coming. And now he made it official and he goes on to explain it in more detail later on in the segment, but I’m not gonna bother showing you this.
What does this mean, folks? This means they’re going to stop selling off the mortgage backed securities that they had bought right around COVID. And for about two years after. They’re going to stop selling them off. They’ve been flooding the market with mortgage backed securities, mortgage bonds for like two years.
Two, well coming up on three years, and that’s why rates went up. See, let me go backwards. In the time capsule, you go back to 2000 8, 9, 10, right around 2010. The Federal Reserve came up with this idea that they were going to buy mortgage backed securities to mortgage bonds in order to drive rates down. It worked.
It drove rates down, things improved. Fast forward 10 years later, COVID hits the Federal Reserve. Knew that playbook, and they knew that it [00:02:00] worked really well back when they did it after the oh eight crisis. So what did they do? They IME almost immediately within weeks of COVID hitting. Said, okay, we’ll be the buyer of mortgage backed securities.
One of the buyers, and they did it because the market was getting flooded with way too many bonds. And they said we need to buy some up, hold them on our balance sheet. Well, two years later, in the spring of 22, instead of saying, okay, we’ll just stop buying mortgage backed securities, they not only said that, but they also said we’re going to sell them off.
So the market got reflooded with mortgage bonds and what happens? Rates went up. Remember March 23rd. To June 10th, 2022. Rates went up one point in 17 days, and up until a year ago, they were riding really high. Now the good news is today we’re at about 6.1, 6.2% average mortgage rate. Well qualified buyers in the high fives.
Okay, that’s a point lower than a year ago. Good news. But when this goes into effect and they stop selling the mortgage backed securities into the [00:03:00] market on December 1st, as he explained, you are going to see rates come down a lot more. This is going to be huge. It, it is huge for the real estate market.
It’s so exciting. Two days ago I did a video saying rates are on a downward trajectory. I see them getting better and better as we go into 26. Well, now I’m even more excited ’cause now he made it public. So it is official. Stay tuned in here to crush it in real estate, and I’ll continue to give you mortgage, real estate and all kinds of predictions in the months to come.
Thank you.
