Anthony: You don’t need more buyers? What? Crazy talk. Listen, I know it’s a frustrating time because it’s very competitive at this time with your buyers and you feel like you have so many of them and you can’t get them under contract fast enough, right? It’s not like it was three, four years ago. You got a buyer, put them under agreement within a few weeks. I get it. I understand it, but here’s the deal, here’s the truth, you need more buyers. The reason you need more buyers is years back, you could have five, six active buyers at a given time and you could be constantly selling.

Now, you need 20 buyers to put 5 deals on during the course of a month. That’s just the nature of the beast. That’s the market that we’re in and you have to accept that. I will tell you something else. Get your buyers lined up and ready. We have Easter this weekend, school vacation, and then I believe Greek Easter is next weekend. After that, you’re going to see a whole bunch of listings come on the market. Will it be as many as we hope? I’m not so sure of that, but you’re going to see a lot of things catch up in the next few weeks.

You’re going to see a lot more inventory come on, and you need to get your buyers ready to strike, okay? Get them in a position, explain to them what’s going on, “hey, school vacation week, Easter leading up to that, there’s always a lack of listings, there’s less listings to get listed, but after that, it’s game on. You need to explain that to your buyers, get them ready, get yourself in a position with your schedule and everything else so that you’re ready to pounce and get them out there into properties and making offers.
