Nationally? Over 1 MILLION homes on the market.

Meanwhile… pendings are down.

What does that mean?

Price your listings right.
Don’t just match comps — be the better price.
In TX, FL, AZ? You need to be the best price.

The days of overpricing are done.

Adjust now or risk sitting on stale listings later.

The real estate market is changing, and Realtors who fail to adjust are going to feel it quickly.

For the past several years, many homes sold fast no matter how they were priced. Inventory was low, buyers were everywhere, and sellers had the advantage. In many markets, Realtors could price a home aggressively and still receive multiple offers.

That market is changing.

Inventory is rising across the country. Pending sales are slowing down. Buyers are becoming more cautious. Homes are sitting longer. And sellers are starting to get frustrated when properties do not move quickly.

For Realtors who want to grow their business in today’s market, understanding this shift is critical.

Inventory Is Rising Across the United States

Every year, inventory naturally increases during this time of year. That part is normal.

What is different now is the size of the increase.

The number of homes for sale is climbing much faster than what Realtors have seen in recent years.

In Massachusetts, active listings have now gone above 10,000 homes for sale for the first time in more than five years.

Nationally, the housing market has crossed over one million homes for sale again.

Just a few years ago, inventory dropped as low as 500,000 homes nationwide during the peak of the housing shortage.

That is a major change in the real estate market.

More inventory means buyers now have more choices. And when buyers have more choices, pricing becomes far more important.

Realtors Must Change Their Pricing Strategy

This is where many agents will struggle.

For years, some Realtors could simply pull comparable sales, price a home slightly higher, and still get strong activity.

That strategy no longer works in many markets.

Today, listing agents need to think differently.

Instead of asking:
“How high can we price this home?”

You should now ask:
“How can we position this home as one of the best values on the market?”

That is a huge mindset shift for Realtors.

In today’s market, homes need to stand out.

If your listing is overpriced, buyers will skip it and move on to the next property.

The Best Priced Homes Will Win

In some states like Florida, Texas, and Arizona, the market has already shifted heavily toward buyers.

In those areas, sellers often need to be the best priced home in the neighborhood to attract offers.

In other parts of the country, the market is softer but not completely flipped yet.

That means Realtors still have an opportunity to win by positioning listings as a better value than competing homes.

The goal is not always to be the cheapest home.

The goal is to create enough value that buyers feel confident acting quickly.

Buyers today are more careful.
They compare more homes.
They negotiate harder.
They hesitate longer.

Pricing matters more now than it has in years.

Why Sellers Are Becoming Frustrated

Many sellers are still mentally living in the 2021 or 2022 market.

They remember neighbors receiving 20 offers in one weekend.
They remember homes selling above asking price instantly.
They remember waived contingencies and bidding wars.

But the market is no longer operating that way in many areas.

Now, homes may sit for weeks.
Price reductions are becoming more common.
Open house traffic may feel slower.
Buyer urgency has dropped.

This creates a difficult situation for Realtors because sellers often blame the agent when the home does not sell quickly.

That is why setting expectations upfront is so important.

Realtors Need Better Seller Conversations

One of the biggest opportunities in today’s real estate market is communication.

The Realtors who explain the market clearly will win more listings and keep stronger relationships with sellers.

Agents should be discussing:

  • Current inventory levels
  • Local pending sales trends
  • Buyer hesitation
  • Mortgage interest rates
  • Competing listings
  • Pricing strategy
  • Days on market expectations

The more honest and educated you are upfront, the fewer problems you will face later.

This is especially important as more listings start sitting on the market.

Overpricing a Listing Can Hurt Your Business

Many Realtors are about to learn a painful lesson.

If you overprice listings today, you may end up carrying multiple stale listings at once.

That creates several problems:

  • Sellers become angry
  • Price reductions become necessary
  • Marketing gets harder
  • Buyers lose interest
  • Your reputation suffers
  • Your stress increases

A listing that sits too long often becomes harder to sell later.

That is why smart pricing from day one matters more than ever.

The Realtors Who Adapt Will Grow

Shifting markets create opportunity.

When markets change, weaker agents struggle because they keep using old strategies.

Strong Realtors adapt quickly.

The agents who will grow their business in this market are the ones who:

  • Price homes realistically
  • Communicate honestly with sellers
  • Study local inventory trends
  • Understand buyer psychology
  • Adjust marketing strategies
  • Stay calm under pressure

This is where true real estate professionals separate themselves from part-time agents or inexperienced competitors.

Real Estate Is Always Cyclical

The housing market always changes.

There are periods where sellers control everything.
Then there are periods where buyers gain more leverage.

Great Realtors understand both markets.

The key is learning how to adjust before everyone else does.

Right now, the market is clearly shifting toward balance in many areas of the country.

That does not mean homes are impossible to sell.
It means Realtors must become more strategic.

Final Thoughts

The real estate market is no longer the ultra-hot seller market of the past few years.

Inventory is rising.
Pending sales are slowing.
Buyers are becoming more selective.

That means pricing strategy matters more than ever.

Realtors who continue pricing homes too aggressively are going to face frustrated sellers and stale listings.

The agents who adapt quickly, educate clients properly, and position listings as strong values will continue to grow their business while others struggle.

This market rewards skill, strategy, and communication.

Anthony Lamacchia:

The market’s changing and it’s more than what we normally see at this time of year. Every year at this time, the amount of listings goes up, right? We all know that this year it is more, there’s more inventory coming on. Homes listed are up, and guess what? Pendings are down a bit. For example, here in Massachusetts, the amount of homes for sale is now over 10,000 homes for sale.

First time. We’ve seen that in five and a half years, you look nationally, we’re over a million homes for sale. It got as low as 500,000 a few years ago. What does that mean? That means you need to price your listings correctly. You can’t just look at all the comps in the neighborhood, go a little higher or go similar.

Now you’re getting to the point where you gotta go a little bit lower. You want to be the better price on the market. It doesn’t necessarily have to be the the best price, but it needs to be the better price. Now, if you’re in Florida, Arizona, Texas, you need to be the best price. But for the rest of the country, this time of year, it’s early enough in the season that you need to be among the better priced properties and then you can sell.

There’s a big difference in the market if you’re not prepared for it, if you’re not adjusting. Fast forward a month or two from now, you’re gonna have a handful of listings that are not selling, and you’re gonna have sellers blaming you. One thing about being in real estate, we get more credit than we deserve when homes sell fast and we get more blame than we deserve when homes don’t sell, remember that.

Good luck.
