Anthony Lamacchia: Leads, leads leads, that is the lifeblood of your business. One thing you always have to make sure is that you have enough leads coming in, because if you have enough leads coming in, everything else falls in place. Back when I started in the business in 2006, I was spending– From 2006 to 2008, I was spending upwards of 40% and 45% of my commission on television advertising. How’d that work out for me? How’d that work out?
When I hear agents complaining about the cost of online leads, or advertising costs too much or marketing cost too much, I have news for you all, you’re cheap. Suck it up. If you want to grow your business, if you want to do big things, you have to produce leads, and when you get going, it costs more. Welcome to the club. Nothing’s easy. If it was easy, everyone would be doing it.
To this day, even though over 75% of the business in my company is agent produced, because we’re a traditional brokerage, I make sure we produce leads to those leads help agents rent their businesses up faster, they help agents get off the ground, so we always make sure that we have them. Think about that when you’re building growing and running your business, you have to make sure that you produce enough leads to keep things going.
Remember, when you have a lot of leads, when you have a lot of incoming business, everything else should fall in place if you’re working hard at it. You should be able to get your operations to fall in place. Now, when I say leads, I’m not talking about just online leads or just bought leads, I’m talking about all different sources, including your sphere of influence. If you invest in your sphere, you send them an item of value once a quarter, you send them a postcard every single month, you update them on their home value, you do all those kinds of things, more leads will come at you. You can’t be cheap, you got to dig into your pockets and you got to spend money. That’s how you make things happen my friends.
