Are you brokerage shopping? It is the time of year that agents have a tendency to do that a bit more. Few different things to keep in mind. Number one, all brokerages are not created equally. Too often do I hear agents say things like, well, I can go there and they’ll give me this split or that split or it’s more generous, or so on and so forth. You have to think to yourself, what brokerage is it?

Is it a full-service brokerage? Do they offer all kinds of support? Do they have offices? Do they not have offices? The ones that offer less are naturally going to charge less as they should. It doesn’t make them bad or full-service brokerages bad or make either one better. What it really comes down to is the difference in models. You have to decide as an agent what is better for you. The first thing to remember is what are they offering? What type of company are they? What model are they? Does what they charge make sense for their offering? That’s number one.

The second thing that you have to think about is what kind of person are you? What type of business person? Are you someone that values support, values help, values having others that could assist you in your business? Or are you a complete self-starter? Are you the type of person that likes to just create things on your own, do it your own way, not be bothered, and work on your own? You need to distinguish between the two. When the answer to that, that will tell you which type of brokerage to go to. Those are two things to keep in mind.

The third thing to keep in mind is the broker of the brokerage you’re looking at a competing broker? There’s about 50 things to keep in mind, but I’m going over the top three. Are they a competing broker? It doesn’t make them bad if they are. It doesn’t automatically mean that they’re going to get out of bed every day and intentionally try to compete with you or try to take leads from you.

Might it create some bias sometimes? Might they be a little more interested in hoarding more business for themselves when they can, particularly in slower season? It could happen. I know of companies that have done that. I also know of companies that brokers are competing, but they don’t do that. You need to figure that out. You need to think about that. See if it’s a fit for you and see if that is something that you’re okay with, whichever way that it is. Those are three things to keep in mind while you’re brokered shopping. I wish you the best of luck. Happy home selling
