The Real Estate Sales Slowdown Is Behind Us

For the first time in three years, there is real good news for Realtors.

The bottom of the real estate slowdown appears to be behind us. The housing market is starting to recover, mortgage rates are improving, and home sales are picking up again.

If you are a Realtor who stayed consistent during the toughest market in years, this could be the opportunity you have been waiting for.

And here is the best part: You may not need to completely change your business to see growth in 2026. If you simply keep doing the right things consistently, there is a strong chance you could increase your home sales by 10% to 15% next year.

Mortgage Rates Are Finally Moving Lower

One of the biggest reasons the real estate market slowed down was high mortgage rates.

But things are changing.

Over the last few weeks, average mortgage rates have been around 6.1%. Many well qualified buyers are already getting rates in the high 5% range.

That matters because lower mortgage rates help buyers feel more confident. Lower payments make homes more affordable. And when buyers feel ready to move, Realtors get more opportunities.

Many experts believe mortgage rates will continue to slowly improve through 2026. That could bring many buyers back into the market after sitting on the sidelines for the last two years.

Home Sales Are Starting to Increase

The data is also showing signs of a stronger housing market.

This fall is expected to have more home sales than any fall season since 2021.

That is a major shift.

For the last few years, the real estate market has been extremely slow. In fact, many industry experts believe this has been one of the slowest housing markets since the early 1980s.

But now we are seeing momentum build.

More homes are selling. More buyers are looking. And more homeowners are getting ready to list their homes.

More Inventory Is Coming

One major challenge during the slowdown was low housing inventory.

Many homeowners stayed put because they did not want to give up their low mortgage rate.

But that trend is beginning to change.

Homeowners are getting tired of waiting. Many families need more space, want to downsize, or need to relocate for work or life changes.

That means more “sell and buy” clients are likely coming back into the market.

This is important for Realtors because every move creates multiple opportunities:

  • Listing opportunities
  • Buyer representation
  • Referral business
  • Repeat clients
  • Sphere of influence growth

As more inventory enters the market in 2026, agents who stay active now will be in the best position to win.

Housing Market Predictions for 2025 Through 2027

Here is what current projections are showing:

  • 2023 home sales: About 4 million
  • 2024 home sales: Around 4 million
  • 2025 projected home sales: About 4.1 million
  • 2026 projected home sales: Around 4.5 to 4.6 million
  • 2027 projected home sales: Possibly back above 5 million

Historically, the United States averages around 5.3 million home sales per year.

That means the market still has room to grow over the next few years.

For Realtors, this could create one of the best growth opportunities we have seen in a long time.

What Realtors Should Be Doing Right Now

If you are a real estate agent wondering what to do next, the answer is simple:

Stay on offense.

Many agents gave up during the slowdown. Others stopped marketing consistently. Some stopped calling clients or growing their network.

Do not make that mistake now.

The agents who stayed active during the hard market are the ones most likely to dominate when the market improves.

Here are a few things Realtors should focus on right now:

Stay Connected to Your Sphere

Do not just build a sphere of influence. Influence your sphere.

Call past clients. Check in with homeowners. Ask people about their future plans. Many people who bought homes between 2018 and 2022 are already thinking about their next move.

Focus on Appointments

The market rewards agents who get face to face conversations.

More appointments lead to more listings. More listings lead to more closings.

Use AI Tools to Stay Consistent

Many Realtors are now using AI for real estate marketing, lead follow up, social media content, email campaigns, and CRM automation.

AI can help agents save time and stay visible online while the market improves.

If you are not already using AI in your real estate business, now is the time to start learning.

Keep Your Foot on the Gas

You made it through one of the hardest real estate markets in decades.

Do not slow down now.

Momentum is starting to return to the housing market, and agents who stay consistent today could see major growth over the next 12 to 24 months.

Final Thoughts

The real estate market is showing real signs of recovery.

Mortgage rates are improving. Home sales are increasing. More sellers are preparing to enter the market.

For Realtors, this is a huge opportunity.

The agents who continue building relationships, staying visible, and using smart tools like AI in real estate marketing will likely see the biggest wins in 2026 and beyond.

The market is turning around.

Now is the time to be ready.

Anthony Lamacchia:

Realtors. I have news that I’ve been wanting to share with you for three years. I’ve been wanting to be able to say this for three years. The bottom of the real estate slowdown is officially behind us. Things are looking up from here. If you continue to do the same exact things you’re doing right now, not even add things, next year in 2026, you’ll do at least 10% more home sales than you have this year, at least, maybe as much as 15.

Here’s why. Mortgage rates pending sales homes listed, homes sold. I’m seeing it in all the data. I’m studying the data, I’m watching it. I’m watching all the geopolitical things that are going on worldwide, the economy, macro markets, uh, the bond markets, stock markets, fuel prices, you name it. I’m watching and I’m always talking to experts as well.

And it’s clear to me that mortgage rates are going to continue on their downward slide. Over the last three or four weeks, the average mortgage [00:01:00] rate has been about 6.1%. Well-qualified buyers have been getting loans in the high fives, some even the mid fives. Okay, this is good news. This points to exactly what we’ve all been waiting for, what we’ve been hoping for and what I started predicting.

Late last year and early this year, I said, you’re going to see mortgage rates improve, but it’ll probably be in the second part of the year. Let’s talk about home sales. They are up this fall. This fall is not over. We’re basically in the middle of it here in the, in the end of October, but. Mark my words.

When the fall is complete and the final stats come out, you are going to see more home sales, more homes sold this fall than any other fall for the last three years. The last time we had a fall with this many home sales was 2021. Remember I said that you’re going to see that by the time that we get to the end, also seeing signs of more homes getting listed, and that’s going to improve dramatically once we get [00:02:00] over the first of the year into 2026.

Because many sellers, many homeowners, they’re tired of sitting on their hands. They’re saying, I need to sell. I need to buy something bigger. You’re going to see sell buys, come back in, drove. The average amount of homes that sell every year in the United States is about 5.3 million. I am here to tell you all that this year in 2025, you’re going to see about 4.1, maybe four, one and a half.

Last year we saw 4 million. It might even have been three, nine and change. Many of us believe, uh, in the year before in 2023. There was about 4 million home sales. This year. You’re gonna see about 4.1 next year, 4.5 or 4.6, and then the year after, in 27, I think we’ll get back to more historical norms, right around five or just over 5 million home sales.

I’m so excited to tell you all this. So, if you’re a realtor, what does this mean for you? What should you be doing? Number one, you should be really [00:03:00] happy. This is really, really good news. This has been the. Uh, slowest real estate market. When you measure total home sales since the early nineties, statistically, and there’s actually many people, me being one of them, that actually thinks it’s the worst since 1983 for many, many reasons.

Okay? And that was with a lower amount of population. Think about that in the nineties and eighties. I don’t need to go over all the statistics. What you should be doing as a realtor. Stay on offense. You’ve made it this far. Don’t give up now. Keep at it. Hustle. Get in touch with your clients, not just, uh, working on building your sphere of influence, but influencing your sphere.

Okay? Getting in front of more people working to get more appointments, because a lot of those people that bought homes from 2018 to 2022, they want to sell and buy something else. They want to buy something bigger. And you’re going to see people coming off the sidelines, things are looking up from here.

You all should be excited. I clearly am. [00:04:00] I hope you are too. Good luck, happy home selling.
